A STARK divide in the local property market has been revealed by new findings, with East Lothian towns and villages ranking among both the most expensive coastal spots and some of the cheapest.
Data from property portal ESPC highlights Port Seton and Musselburgh are some of the country’s most affordable seaside locations, while Gullane, North Berwick and Dunbar feature among the priciest.
The findings, based on market data from April to June 2026, compare average selling prices across coastal towns in Scotland.
A list of Scotland’s five most affordable coastal locations places Port Seton fourth overall and the cheapest in East Lothian with an average selling price of £237,963.
The village is described as “a popular holiday destination” with a working harbour, sandy beach at Seton Sands and “plenty of outdoor activities on offer”.
Musselburgh rounds off the list with an average price of £245,647 and is described as offering “a waterside feel wherever you are in the town”.
The listing states that it also benefits from “a bustling local high street and great transport links”, making it a popular choice for commuters.
Kirkcaldy in Fife tops the list as the most affordable seaside location, followed by Eyemouth and Dalgety Bay.
At the other end of the market, Gullane was ranked the most expensive seaside location in Scotland, with average house prices reaching £514,267.
The village is known for its award-winning beach, golf courses and high-end hotels, contributing to its strong demand among buyers.
North Berwick also features among the most expensive coastal towns, with average prices of £420,303.
The town is widely regarded for its coastal setting, two sandy beaches, golf courses and strong commuter links, alongside a thriving local community.
Dunbar completes the East Lothian entries in the top five most expensive seaside locations, with homes selling for an average of £327,686.
Often described as one of Scotland’s sunniest towns, Dunbar offers a mix of historic sites, a working harbour and access to Belhaven Bay, including the well-known 'Bridge to Nowhere'.
The research highlights the range of options available to buyers looking for a coastal lifestyle, with East Lothian offering both relatively affordable locations and high-end markets within a short distance.
